How We Got Into This, and What We've Learned
The businesses that last in this industry look about the same. They buy fewer houses than the mailers suggest. They renovate them properly. They treat a bad deal as a cost of doing business, not something to renegotiate their way out of. The ones that disappear are the ones that promise a number, tie up your house, and then discover the math doesn't work.
Two lessons shape how we operate. First, the inspection has to happen before the offer, not after. A buyer who makes up a number over the phone and inspects later is building in a renegotiation, whether they admit it or not. - Where will we close? The answer should be a licensed title company, always.
